VILLA MODERNE
Villa Moderne is a project created on individual demand. The functional layout has been perfectly tailored to the needs and expectations of the investors, and the form, inspired by our classic villas, has been enriched with modern accents.
Villa Moderne, in many ways, had to comply with relatively demanding provisions of the Local Spatial Development Plan [MPZP]. Its perfect integration into the beautiful urban plot, considering the orientation, was not so obvious, and we tested various options along the way. However, the final result is simply delightful, and the investment itself will undoubtedly gain value upon completion and serve as strong financial security.
The building features a well-designed vestibule with direct access to a large walk-in closet, which serves as a connecting space between the garage and the main building. It also provides passage to the pantry and the kitchen, greatly facilitating the logistics of unpacking groceries. The investors also placed great importance on a comfortable staircase, which is a significant interior design element created as part of Unique Interiors. The stairs with a landing provide communication between the ground floor, first floor, and the attic, which houses a study with a large window and a mini terrace designed in the form of a dormer.
The ground floor is a spacious living area with a beautifully lit living room, a dining area that can accommodate large gatherings, and a kitchen with the option of partial separation using French-style sliding doors. Additionally, this floor features another office for work, serving as a guest room when needed, a bathroom with a shower, and a storage space for children’s toys under the stairs. All the technical areas have been located near the garage, which can accommodate two cars and additional storage space.
The first floor of this modern urban villa is the private zone, primarily focused on the residents’ relaxation. The main bedroom boasts a beautiful view of the garden and has access to an above-ground terrace. Right next to it, there is a very large walk-in closet and a fully equipped bathroom with a bathtub, shower, double sinks, and a toilet. The generously sized children’s bedrooms have a designated area for studying, playing, and sleeping. A shared bathroom and a concealed laundry room were designed for their use. This floor also features an additional toilet. The technical terrace above the garage provides space for photovoltaic panels that are unobtrusive to the eye and offer the opportunity to use alternative energy without compromising the building’s aesthetics.



FINISHING MATERIALS
The design of this villa was meant to blend the elegance of a classical structure with modern accents. We opted for contrasting details: a graphite-colored garage, niches between windows, as well as the window carpentry, main entrance, and segmented garage door. In the final visualizations, the investors also chose glass, minimalist railings for the windows and balconies, completely eliminating any divisions with muntins. The large windows (260 cm in height) provide perfect natural lighting, and the glazed corner in the living room and the bay window in the office are further departures from the classical style found in our previous projects.
The building’s facade will be covered with high-quality mineral render with integral coloring, and all stucco details are planned in lightweight technology. The amount of stucco has been minimized here, leaving only pilasters and a cornice at the top. The window surrounds are a simple frame that connects the ground and first-floor windows, creating an elegant vertical detail evenly distributed on both sides of the entrance to the building. We didn’t forgo the timeless tympanum at the front, while a dormer on the garden side allowed us to create an additional attic office.
The entrance stairs and terrace can be finished with natural stone or high-quality porcelain tiles, which perform well in variable weather conditions and are easy to maintain. The canopy over part of the terrace has been deliberately extended to the dimension of a bay from the garden side because our clients wanted the possibility to extend the indoor dining area and connect it to an outdoor table during summer gatherings and family meetings. A significant element here is also the accordion window in the central part of the building, optimizing the connection.
The hipped roof with a 35-degree slope will be finished with standing seam metal. The dark color of this material was one of the first guidelines we received even before starting work on the project. This element is meant to emphasize the contrast between the light facade and the graphite details that complement the entire structure. The entire roof and technical terrace drainage system has been concealed within the insulation layers.
The design of the immediate surroundings of the building is the responsibility of Landscape Architecture Studio 360 Zieleni, led by Magdalena Ancińska, who collaborates with us. However, for visualization purposes, we provided our interpretation of the garden. We opted for a few larger trees, planters for growing herbs and new plantings, rhododendrons, hydrangeas, and decorative grasses that look beautiful not only in spring and summer.
