VILLA SAPHIR
Villa Saphir combines elegance with perfect symmetry and functionality. It is an ideal solution for those seeking a compromise between classic architecture, reasonable square footage, and amenities such as a garage within the main structure or a terrace accessible from both the ground level and the first floor.
Willa Saphir was created based on the beloved cubic volume of Villa Petite Maison – an ideal solution for families of 2+2 or 2+3. Its main distinguishing features are a convenient garage within the main structure and the arrangement of a terrace above it as a place for relaxation.
On the ground floor, you will find a very comfortable and well-arranged kitchen with an island. Its high built-in cabinets easily serve as a pantry and allow for storing supplies. The kitchen can be both separate and open to the dining area, whose windows lead directly to the outdoor terrace. The living room and dining area are connected, forming a space of nearly 50 m². Thanks to the 265 cm high windows, the entire ground floor is very spacious, providing a sense of closeness to the surroundings and easy access to the terrace. Depending on your needs, there is a possibility to create a study or library on the ground floor.
The ground floor also includes a spacious utility room with a laundry area and additional storage space, along with a wardrobe for outerwear, which serves as a transition between the living area and the garage. The two-car garage, with internal dimensions of 7.7 × 6.3 m, allows not only for comfortable parking but also provides extra storage space.
The first floor offers 110 m² of space, where we have designed two children’s bedrooms with their own walk-in closets, an additional guest room with a front-facing balcony, and a bathroom with a bathtub, shower, double sinks, and a toilet. Additionally, the Master Bedroom, with an area of 17.5 m², comes with a walk-in closet and a fully equipped private bathroom. The main bedroom has a view of the garden and access to the balcony, as well as a spa bathtub on the terrace above the garage.
Furthermore, the terrace above the garage has its own external staircase, allowing communication with the ground level. This is an ideal proposal for those who love spending time outdoors and want to have a relaxation area that offers privacy while maintaining excellent communication with the entire building.



FINISHING MATERIALS
Willa Saphir was designed using traditional masonry technology. The double-layered wall consists of 25 cm ceramic block (Porotherm) and 20 cm thick high-quality styrofoam insulation. This solution allows for the inclusion of external roller shutters or built-in blinds. It is a hidden installation that does not affect the building’s aesthetics.
In the design, we have proposed windows with classic Viennese muntins, but with an enlarged field. There is no additional vertical division on each wing. The goal was to give it a more modern character, improve the Uw window parameters, and positively impact the budget. The Viennese muntin is characterized by being applied on both sides (inside and outside) and has an internal blind muntin between the chambers. An important element when ordering such windows is the warm frame, which significantly improves the thermal parameters of the windows.
Here, we have suggested one of our favorite door patterns, featuring beautifully carved circles and decorative knobs. The same motif can be successfully used in the internal carpentry to ensure perfect harmony throughout. The hipped roof with a 35-degree pitch is finished with diamond-shaped roof tiles made of coated aluminum in a gray-stone color. The building’s gutters are located at the upper cornice, making them invisible. Downspouts, on the other hand, have been designed as concealed, giving the building a more modern look.
When designing the immediate surroundings, we opted for very trendy pavement tiles interspersed with grass. For pragmatists, we have good news – the effect of perfectly trimmed grass can be achieved using its artificial version! Additionally, we emphasize low-maintenance shrubs and pampas grass, which perform well in all conditions. To give the building a classic touch, we propose a geometric arrangement with yew or boxwood topiary, which, as evergreen plants, will look lovely even in winter.
