VILLA d’AZUR
Villa d’Azur [dazur] captivates with perfectly balanced proportions. Its classical form, modern finishing materials, and the use of natural stone make it an excellent choice for those seeking a unique design.
The project is perfect for a family of 2+2 or 2+3. It is characterized by optimal space utilization and a functional interior layout. The entrance to the building leads through a small vestibule with French-style sliding glass doors. From the hallway, we have access to a bathroom with a walk-in shower and a WC, as well as the staircase.
On the ground floor, you will find a very comfortable and spacious kitchen with an island. Its tall cabinets can easily serve as a pantry and allow for storage of supplies. The kitchen can be a separate room, or an open space connected the dining area with living space. The living area is 35 m². On the ground floor, there’s also a fairly large office (17 m²). Depending on your needs, the living room can be extended into this space.
All rooms on the ground floor have tall windows that provide excellent natural light and serve as an exit to an external terrace. The built-in two-car garage is connected to the building through a laundry room with a dryer, and then to a spacious wardrobe for outerwear.
The upper floor offers over 100 m² of space, arranged into two children’s bedrooms, a master bedroom with an en-suite bathroom and a walk-in closet, and an additional library with a balcony overlooking the garden. The children’s bedrooms have access to a fully equipped bathroom with a bathtub, a shower, a large countertop with a sink, a WC, and a bidet. The Master Bedroom has access to the front balcony and a terrace of over 30 square meters above the garage. If needed, the library can be easily converted into another bedroom or a guest room.
Our favorite floor in this design is the basement with an area of 140 m², where you can find amenities for the soul and body. It includes a fitness room, a spa, a home cinema, and a wine cellar connected to the pantry. The home spa features a Finnish sauna and a jacuzzi, as well as a niche for a cold plunge pool or bucket shower. The home cinema serves as a place for watching movies and enjoying music in perfect conditions. We’ve also provided a comfortable area for board game enthusiasts. Right next to it, there’s a restroom and a handy kitchenette for preparing snacks and drinks. The basement also houses all the technical components, including the boiler room and essential installations.



FINISHING MATERIALS
The Villa d’Azur was designed using traditional masonry construction techniques with the use of ceramic bricks. It has a full basement constructed with reinforced concrete, placed on a foundation slab.
The building’s insulation consists of high-quality styrofoam, which will mostly be finished with fine-grain plaster, while the central bay windows at the front and garden areas will be adorned with natural stone. The Croatian limestone, in a light, creamy shade, comes in 40 cm-high panels with a subtle bevel on the edges, creating a three-dimensional effect. The stone is adhered using anchor bonding to create a seamless facade, complementing the decorative stucco elements. Decorative pilasters, the crown molding, and window and door surrounds are elements of lightweight stucco finished with the same plaster as the facade.
The windows maintain a classic design with Vienna-style muntin’s. Their light gray color is coordinated with the material used on the roof to ensure a perfect harmony and a gentle contrast with the light background of the facade. Simple lintels were designed for hidden window shutters within the insulation layer. The same warm gray was used for the segmented garage door and the door joinery. The main entrance features beautiful double doors with decorative panels and a transom made of frosted glass with lead lattice, a finishing touch often used in stained glass production. We appreciate this element of the building for its minimalist elegance. Wrought iron sconces flanking both sides of the entrance provide illumination.
A common theme in the wrought iron elements is the circular motif, which appears in the garden fence sections, the gate, the gate arch, and the balcony railings. Access to the property is through a double gate with a decorative arch and sheet metal spikes.
The pedestals of the pilasters and those around the entire building are made of the same Croatian limestone as the facade panels. This design allows for a seamless transition between the main entrance steps and the garden terrace, regardless of whether they are made of granite or limestone. In the case of the latter material, regular impregnation (once a year, after winter) should be considered. Granite or high-quality ceramic tiles will not require additional maintenance.
The hipped roof of this exclusive villa has a 30-degree pitch and is finished with aluminum parallelogram-shaped roof tiles in a gray stone color. The building’s gutters are located on the upper cornice, making them invisible. Downspouts are concealed, maintaining the high aesthetic standards of the facade.
In the immediate vicinity of Villa d’Azur, you will find our favorite hydrangeas and ephemeral lavender shrubs in purple. Along the main entrance to the building and in the garden, we have used decorative stone and glass spheres that also serve as greenery illuminators. The spherical shape can also be found in the boxwood shrubs, adding delicate plasticity to the surroundings.
During the design process, we dedicated a lot of time to creating an original summer kitchen with a pergola. It will be the perfect place for outdoor gatherings and grilling. The kitchen unit is equipped with running water and a gas grill. A large table with comfortable chairs complements this area. On the terrace adjacent to the living room, we’ve arranged a relaxation area with comfortable furniture and a coffee table. The terrace above the garage is accessible only to residents and can be used for yoga, sunbathing, or enjoying beautiful sunsets.
