VILLA BRILLANT
The Brillant villa comprises an alliance of the classic body of the building with an elegant, minimalist finishing of its travertine facade, which has been complemented with simple pilasters and a crowning cornice.
The characteristic feature of the well-thought-out, optimal spatial arrangement of the villa is the openness of the rooms, which connect functionally with each other. On the 65-square meter ground floor, there is a technical area that includes a double garage, storage space, a boiler room with a laundry facility, and space for built-in wardrobes. The garage has a side entrance. That way, approaching the building frontwards, we see a decorative window and not the entrance gate. This solution is ideal for investments on wide plots, allowing cars to drive in and out in an unconstrained way.
The entrance to the building leads through a vestibule with sliding glass doors in French style. It also offers additional space for a handy wardrobe or a comfortable seat. The lobby features a beautifully exposed staircase and can be enriched with an effective chandelier, as it is partly two-story. The ground floor consists of a study room, a toilet and a large wardrobe for outerwear, shoes and handbags.
The living area includes a spacious kitchen with an island and direct access to a pantry, a large dining room (8-12 people), and a living room. On the border of these two spaces, there is room for a fireplace. Depending on your preferences, it can be a modern, minimalist corner fireplace or a fireplace with a classic-style portal. The 30 square meter living room can be freely arranged and equipped. The whole day zone has a direct exit to the external terrace through numerous high windows, which at the same time provide beautiful daylight to the interior.
The first floor of the Brillant villa is about 150 m². It has a master bedroom and three children’s bedrooms. The master bedroom has direct access to the balcony above the main entrance, a large wardrobe, and a bathroom. Each bedroom has space for studying, a comfortable 1.6-meter wide bed, and space for a large built-in wardrobe. Children’s bedrooms share a bathing room with a bath, a shower, double sinks, WC, and a toilet. The simple and carefully planned layout of the upstairs bedroom creates additional arrangement possibilities. This makes personalization much easier and helps us meet investors’ specific expectations at the same time. Besides, the first floor features a several square meter wardrobe for bedding and towels. It also serves as a passage leading to the attic above the garage, which has the function of a storage or technical space. It is also a perfect place for a laundry facility for those investors who prefer having it on the first floor.



FINISHING MATERIALS
Modern villa Brillant has no basement and has been designed in traditional brick technology. It is possible to adapt its foundation to the geotechnical conditions of the land. Structural tiles or silicate blocks can serve as the base material of the building, while mineral wool or high-quality polystyrene can be used for its insulation. To achieve a fine-grained finishing of the plaster, we recommend the latter one as it allows to obtain a much smoother and even surface.
The facade of the building has been finished with natural travertine. All stucco details, such as pilasters, window bands, columns, and the crowning cornice, are provided in mineral plaster that is color-matched to the stone. Natural stone on the facade perfectly complements the entire investment and adds unique exclusivity to it. Windows in this catalog project have a classic form with Viennese muntin bars. Their color has been matched to the dark roofing to achieve contrast with the facade. High windows with an additional transom bar allow to access the balcony and the terrace on the garden side. The transom bar itself introduces an optical division and increases the windows’ functionality due to its lowered lintel.
The material used for stairs finishing in the main entrance and for the terrace creates a direct composition with the facade. It is a natural limestone that works very well on flat surfaces, and its warm color harmonizes perfectly with the color of the building. However, please bear in mind that the most recommended natural resource for the terrace is granite. It is the only material that will allow this surface to remain unchanged, with minimal maintenance effort.
One of the key elements of this exclusive house is its 35-degree roof, finished with modern tiles in anthracite shade. The cornice, the tympanum, and the dormers, on the other hand, have been finished with a dark titanium-zinc sheet. The building’s gutters are part of the upper cornice, which makes them invisible. Fall pipes, on the other hand, are hidden, contributing the high aesthetics of the facade.
The villa’s classic architecture has been refined with elements of metalwork in the form of forged balustrades of the balcony above the entrance and the terrace on the garden side. The project also contains modern iron sconces, which gently illuminate the facade, adding to its charm. The representative entrance with a double-leaf door is decorated with lightly carved panels and sophisticated, aged door handles placed within geometric circles.
During the design work on the villa, we devoted our attention to its immediate surroundings as well. In front of the building, we designed a convenient driveway with a roundabout surrounded by a parterre of yew trees, witch classical roses inside. The driveway surface consist of large concrete slabs that add a modern expression to the building.
The building has a balcony above the entrance and an elevated terrace on the garden side. The latter partly roofs the terrace accessible from the living room, giving you a fantastic place to relax. Additionally, it can have vertical glass panels, which will allow you to enjoy this place from early spring to cool autumn days. The short garden lawn, interspersed with flowering shrubs and decorative grass, lets you savor the surrounding greenery throughout the year. We have also designed a place with a fashionable hearth, which will make your time pass more pleasantly on cool autumn evenings. Near the heart, there is a paved area designed as a relaxation zone with comfortable, soft armchairs.
