VILLA TROIS ÉTAGES
The design of Villa Trois Étages is based on the Panoramique project. Changes have been made to the facades, which in this version feature creamier colors and more classical decorative details. The windows on the upper floor have been enlarged, and those in the bay windows now have arched lintels.
This project optimally utilizes space, and the proposed functional layout is ideal for a family with children. The entrance leads through a small vestibule with French-style sliding glass doors. From the hall, there is access to a bathroom with a toilet, a wardrobe, and a compact staircase with winding stairs.
The daytime area features a separate kitchen with an island, equipped with an induction hob. The breakfast area is designed on a peninsula with high chairs, further separating this space from the 8-person dining room. The dining area flows seamlessly into the living room, which provides access to the covered outdoor terrace. On the ground floor, there is an additional space designated as a study, offering a beautiful view of the representative garden. The windows on this level are of generous dimensions (265 cm in height), ensuring perfect illumination.
On the upper floor of Villa Trois Étages (110 m²), you’ll find the Master bedroom with access to the garden-side terrace, a walk-in wardrobe, and a fully-equipped bathroom (bathtub, shower, double sinks, and a toilet). Additionally, there are two children’s bedrooms, sharing a communal bathroom, and another bedroom designed in a hotel-standard with an en-suite bathroom featuring a shower and a walk-in closet. This design is perfect for guest bedrooms, ensuring high comfort.
The entire building has been designed with a basement featuring large windows and direct access to a fully covered terrace. This lower level offers three zones: a summer kitchen and barbecue area, a soft lounge section, and an area with sun loungers for sunbathing. In the basement, you’ll find a spacious relaxation area with a home cinema, a gym over 20 square meters in size, a laundry room, a utility room, and a bathroom serving this level.



FINISHING MATERIALS
Willa Tres Étages has been designed using traditional brick construction techniques, utilizing ceramic blocks. The basement, on the other hand, features poured concrete walls. The building is insulated with high-quality Styrofoam. The exterior is finished with warm, creamy mineral plaster complemented by light Bulgarian limestone in a similar color.
The windows, in a beige-gray color, maintain a classic style with Viennese muntins but with larger panes. The entrance doors are enhanced with delicate metalwork, echoing the motif from the balustrades. The roofing material is an exclusive, French ceramic roof tile in anthracite with a matte finish. This material closely imitates natural slate, both in terms of its format and irregular finish, fitting perfectly with the character of the building. The drainage system is fully concealed, with gutters placed at the crown cornice, and downspouts run within the insulation layers.
Stone, apart from two projections, is also used as cladding for the walls on level -1 and for covering the terraces and the main entrance stairs. Its light cream color emphasizes the design concept, adding a prestigious character to the building. Like all natural stones, limestone requires regular maintenance – yearly cleaning and impregnation can maintain its beauty for years, but if left untreated, it can quickly become soiled.
A comfortable driveway for cars has been designed at the front, serving as the access to the building. Beautiful hydrangea plantings adorn the kitchen and wardrobe windows. The building will be constructed in Romania, where olive trees are one of the natural elements in the landscape. Additionally, a rich rock garden with colorful plantings has been added by the entrance to the covered terrace on level -1. The entire area has been subtly illuminated to highlight modern elements, such as the simple slab steps proposed in this design.
