VILLA PANORAMIQUE
The Panoramique villa project was based on the Petite Maison design. We introduced a number of individual changes here, including reorganizing the layout of the first floor and adding a full basement with glazing. The building will be constructed on a spectacular, scenic plot with a natural slope.
This project is characterized by optimal space utilization and a functional interior layout. The entrance leads through a small vestibule with French-style sliding glass doors. From the foyer, there’s access to a bathroom with a toilet, a walk-in closet, and a compact staircase with the landing.
The daytime area includes a separate kitchen with an island featuring an induction cooktop. The breakfast area is designed on a peninsula with high chairs, which further separates this space from the dining area for eight. The dining room flows seamlessly into the living room, which provides access to a covered outdoor terrace. On the ground floor, there’s an additional space designated for a home office with a beautiful view of the representative garden. The windows on this level are quite large (265 cm in height) and ensure excellent natural lighting.
On the first floor of the Panoramique villa (110 m²), you’ll find the Master bedroom with access to a terrace from the garden side, a walk-in closet, and a fully equipped bathroom (bathtub, shower, double sinks, toilet). Additionally, there are two children’s bedrooms with access to a shared bathroom. There’s also an extra bedroom designed in a hotel-style standard, complete with a bathroom with a shower and a walk-in closet. This solution is perfect for use as a guest room, providing high comfort.
Beneath the entire building, there’s a basement with large windows and direct access to a fully covered terrace. On the terrace, there are three distinct zones: an outdoor kitchen and grill area, a cozy seating area, and a sunbathing section with loungers. The basement features a spacious relaxation area with a home cinema, a home gym spanning over 20 square meters, a laundry room, a utility room, and a bathroom serving this floor.



FINISHING MATERIALS
Willa Panoramique has been designed using traditional brick construction technology, with the use of ceramic bricks. The basement, on the other hand, features cast reinforced concrete walls. The building is insulated with high-quality styrofoam. The light gray mineral plaster facade has been matched to the natural Polish sandstone, which appears as the finishing material for the front and garden-side bay windows.
The windows in a light gray color are designed in a classical style with Viennese muntin bars, but with larger panes. The entrance doors, adorned with a circular motif, are lacquered in the same color. The roof is covered with exclusive French ceramic roof tiles in anthracite color with a matte finish. Their small format complements the building perfectly. The gutters of the building are placed at the upper cornice, making them invisible. Downspouts, on the other hand, have been designed to be concealed, maintaining a high aesthetic quality of the facade.
Apart from the two bay windows, stone has been used as cladding for the walls of the -1 level and as the material for all the terraces and main entrance stairs. Its light gray color features delicate crystal particles that beautifully reflect light, creating a unique and elegant effect. Natural sandstone requires regular maintenance, including annual cleaning and impregnation, to preserve its beauty over the years. If left unattended, it can get dirty relatively quickly.
At the front, a comfortable driveway for cars has been designed, providing access to the building. Beautiful hydrangea plantings can be found near the kitchen and walk-in closet windows. The building will be constructed in Romania, where olive trees are one of the landscape elements. Additionally, at the entrance to the covered terrace at -1 level, there is a rich rock garden with various colorful plantings. The whole area has been subtly illuminated to accentuate modern features, such as the simple stone steps proposed in this project.
