VILLA CLASSIQUE
The luxury villa Classique is a catalog project whose nobility and elegance emerge from its richly decorated facade and a mansard roof with natural slate coverage.
The characteristic feature of the well-thought-out, optimal spatial arrangement of the villa is the openness of the rooms, which connect functionally with each other. On the 65-square meter ground floor, there is a technical area that includes a double garage, storage space, a boiler room with a laundry facility, and space for built-in wardrobes. The garage has a side entrance. That way, approaching the building frontwards, we see a decorative window and not the entrance gate. This solution is ideal for investments on wide plots, allowing cars to drive in and out in an unconstrained way.
The entrance to the building leads through a vestibule with sliding glass doors in French style. It also offers additional space for a handy wardrobe or a comfortable seat. The lobby features a beautifully exposed staircase and can be enriched with an effective chandelier, as it is partly two-story. The ground floor consists of a study room, a toilet and a large wardrobe for outerwear, shoes and handbags.
The living area includes a spacious kitchen with an island and direct access to a pantry, a large dining room (8-12 people), and a living room. On the border of these two spaces, there is room for a fireplace. Depending on your preferences, it can be a modern, minimalist corner fireplace or a fireplace with a classic-style portal. The 30 square meter living room can be freely arranged and equipped. The whole day zone has a direct exit to the external terrace through numerous high windows, which at the same time provide beautiful daylight to the interior.
The first floor of the Classique villa is close to 190 m². It has a master bedroom, equipped with a wardrobe and a bathing room with a beautifully exposed freestanding bathtub, and two smaller bedrooms. Each of them designed as an independent space containing a comfortable bathroom with a shower and a wardrobe. The simple and carefully planned layout of the upstairs bedroom creates additional arrangement possibilities. This makes personalization much easier and helps us meet investors’ specific expectations at the same time. This floor also has an additional space above the garage. It has an area of nearly 40 m² and allows for the arrangement as an additional guest room, a fitness room, children’s playroom, or a home cinema.
The villa’s mansard roof lets you use the attic the way you wish. The arrangement proposed in the project includes a fitness room, a home cinema, and a bathroom with a shower. The attic space also includes additional auxiliary rooms that can serve as storage space, a server room, or space for air conditioning and ventilation systems of the building.



FINISHING MATERIALS
The catalog villa Classique has no basement and has been designed in traditional brick technology. It is possible to adapt its foundation to the geotechnical conditions of the land. Structural tiles or silicate blocks can serve as the base material of the building, while mineral wool or high-quality polystyrene can be used for its insulation. To achieve a fine-grained finishing of the plaster, we recommend the latter one as it allows to obtain a much smoother and even surface.
The building facade’s finishing is high-quality mineral colored plaster, and all stucco details are performed in lightweight technology. Its charm is enhanced by the richly decorated stucco — here in the form of a crowning cornice with delicate cubes. Other elements that greatly contribute to this type of classic home design include pilasters with decorative niches and window bands with richly decorated keystones. The whole building is surrounded by an additional dividing cornice. It introduces an elegant division and maintains a unique proportion at the same time. On the side facade, next to windows with a standard window sill, there can be found additions in the form of niches. Windows in this catalog design have Viennese muntin bars. This way, large glass surfaces are perceived as very delicate.
The material used for stairs finishing in the main entrance and for the terrace creates a direct composition with the facade. It is a natural limestone that works very well on flat surfaces, and its warm color harmonizes perfectly with the color of the building. However, please bear in mind that the most recommended natural resource for the terrace is granite. It is the only material that will allow this surface to remain unchanged, with minimal maintenance effort.
One of the key elements of this luxury home is its mansard roof, which defines its classic form. Natural Spanish slate coverage increases the sense of elegance and non-commonplaceness. This type of roof has a 60-degree angle, which decreases to 10 degrees at the top. This means that essentially the entire attic space has full height and no slants. The building’s gutters are part of the upper cornice, which makes them invisible. Fall pipes, on the other hand, are hidden, contributing the high aesthetics of the facade.
The villa’s classic architecture has been refined with elements of metalwork in the form of forged balustrades of the balcony above the entrance and the French balconies next to the high windows on the first floor. The timeless shape of the building also contains forged iron sconces, which gently illuminate the facade from the garden, adding to its charm. The representative entrance with a double-leaf door and milky glazing in the middle is enriched with a forged detail that has the same pattern as the balcony balustrades, maintained in the style of art deco.
During the design work on the villa, we devoted our attention to its immediate surroundings as well. In front of the building, we designed a convenient driveway with a roundabout surrounded by a parterre of yew trees, whose center is filled with a small lavender garden. Green parterres also appear on both sides of the main entrance. The driveway surface is a high-quality granite cube arranged in interpenetrating Roman arches, which complement perfectly this type of classic architecture.
The garden lawn, interspersed with flowering shrubs, perennials, and decorative grass, allows you to enjoy the surrounding greenery throughout the year. Also, for investors who are keen on spending summer in Poland, we offer an outdoor pool. It is a great place not only for swimming but also for sunbathing on comfortable sunbeds. The pool can be an independent basin (with its system for cleaning and chemicals dosing) or a multifunctional SPA bathtub that combines swimming area with counter-current and a jacuzzi with numerous massage nozzles.
