VILLA PERLE
Villa Perle was developed based on the Villa d’Azur, but it has undergone a complete transformation. It is now even more compact, features an integrated two-car garage, and can fit on narrow plots—with a minimum plot width of just 24 meters. Additionally, it offers a completely fresh take on the functional layout, perfectly tailored to the needs of our clients.
The Villa Perle project was designed to meet the specific parameters of the plot and the requirements of the land use decision that applied to it. Despite the numerous restrictions we had to face, we managed to maintain a very elegant, villa-like character with a timeless look. Initially, the project had a different functional layout, but after involving an interior architecture firm in the design process, we were able to develop an even more interesting arrangement that aligned with the expectations of the investors.
The entrance to the building is through beautiful double doors with glazing in the upper panel. In the small vestibule, there is a wardrobe for outerwear and a seating area. At the front of the building is a home office that can also occasionally serve as a guest room. Opposite it is a passageway that acts as a buffer between the house and the garage. This space includes an almost 3-meter niche for a built-in wardrobe and space for a heat pump and other technical equipment. The compact two-car garage has internal dimensions of 6×6 meters and a 5-meter wide door. The entire living area is open and spans nearly 50m². A comfortable living room with attractive corner glazing, a centrally located dining area, and a kitchen with a peninsula are all planned on the garden side, with direct access to the outdoor terrace.
The upper floor of Villa Perle features 92m² of perfectly designed space. Here you will find a comfortable master bedroom with a walk-in closet with an island and a fully equipped bathroom with a bathtub, shower, toilet, bidet, and double sinks. Importantly, both auxiliary rooms have independent entrances from the bedroom. The other rooms include two children’s bedrooms—one larger, measuring 16m², and one smaller [10m²]. They share a highly functional bathroom with a bathtub, shower, toilet, and double sinks, which has direct access to the laundry room. The laundry room itself is connected to both bathrooms.



FINISHING MATERIALS
Villa Perle was designed using traditional masonry technology, with foundations set on strip footings. The 25 cm thick masonry walls are made of classic ceramic blocks, while the insulation consists of 20 cm of high-performance polystyrene.
The building features a hip roof with a 26-degree slope and a ridge height not exceeding 10 meters. This roof slope allowed us to maintain the height of each floor, preserving the ambiance found in traditional townhouses. The roof material is flat ceramic tiles. All downspouts are designed to be concealed within the insulation layer. The subtle contrasts in the corner glazing, the darker window frames, doors, garage door, and roof work beautifully with the light facade, finished with high-quality plaster. Wrought iron railings on the balconies and in the windows with 40 cm sills on the upper floor serve as the building’s beautiful “jewelry.” Meanwhile, the terrace area above the garage features minimalist glass railings, intended to minimize the asymmetry created by the garage, which is somewhat “embedded” in the main structure.
The beautiful urban plot is situated directly opposite a forest, giving it a very wooded character, despite the absence of mature trees on the plot itself. For the landscaping, we decided to propose dense green hedges along the sides to effectively separate the garden area from neighboring plots. Additionally, flowering shrubs such as rhododendrons and hydrangeas have been included. The front of the plot and the area in front of the fence feature more orderly and geometric plantings.
