VILLA MAGNIFIQUE
The Villa Magnifique project was based on the floor plan of Villa Très Jolie and the volume of Villa Délicate with a mansard roof. Along the way, we also introduced a series of optimizations and minor changes, such as a glazed corner in the living room or a partial basement in the building with space for a garage
Villa Magnifique is a perfect example of collaboration with an investor who has very clearly defined expectations and guidelines. The final shape of the building was influenced, among other things, by the terrain configuration, the provisions of the local spatial development plan, and the gathered inspirations. The selection of finishing materials was clarified at the first meeting. We knew that the building would be inspired by Belgian architecture but in a much lighter and somewhat more modern interpretation. We were delighted to discover that the local spatial development plan allows for mansard roofs, and in their most beautiful form, with a slope of 60 degrees and a flattening of 15 degrees.
The interiors largely rely on the functional layout of Villa Très Jolie, but not without adaptation to the needs of the investment. On the ground floor, there is an entrance hall, a large wardrobe for outerwear, a laundry room, and a WC, as well as a spacious 20-square-meter office located in the front part of the building, allowing for comfortable and quick communication. The living area, totaling 85 m², consists of a living room, dining room, and kitchen with a pantry. The spacious living room (40 m²) is wonderfully illuminated through corner glazing, which also serves as direct access to the terrace. It also has a designated space for a corner stove. A comfortable staircase leads us to the first floor and the attic, with hidden stairs under its steps leading to the -1 level.
The entire first floor is dedicated to the private zone. Here, you will find the Master Bedroom with its own wardrobe and bathroom, as well as three children’s bedrooms, sharing a common bathroom. On the attic, an additional guest room, bathroom, and a room suitable for a home gym or home cinema have been arranged.
The basement is provided only under a part of the building, depending on the specifics of the ground and the rock found in it. In the convenient garage, there is space for two cars, additional space for bicycles and shelves, as well as a technical room. Additionally, a space for an independent studio with a room equipped with a kitchenette and a small bathroom has been created. The entire area has an independent entrance to the building, allowing its use without disrupting the daily life of the residents.



FINISHING MATERIALS
The classical facade of Villa Magnifique was born out of a love for natural brick. It is complemented by Blue Belgian Stone, whose gray-blue hue perfectly complements the hand-molded brick. The stone appears in several places – on the stairs and terraces, on the window sills, on the building’s pedestal, and beautifully framing the entrance door portal.
At the front, we designed standard-sized windows with a classic Viennese muntin. Meanwhile, on the garden side, there are slightly larger three-wing windows. The entire composition harmonizes well with the glazed corner featuring sliding windows, allowing for opening it in the summer. Structurally, there is a slightly set-back pillar in the building, which ultimately frees the entire corner.
The mansard roof with a slope of 60 degrees and a flattening of 15 degrees is the quintessence of roofs found, among other places, in Paris. These parameters allow for the almost complete use of the attic space, avoiding inconvenient slopes. The visible part of the roof is covered with natural slate in a double rectangular pattern. On the flattening, standing seam metal roofing was applied, which is the only correct solution for a surface with such a slight slope.
The area around the house is incredibly spacious, covering over 1.5 hectares. The terrain is quite demanding due to significant variations in height, but it allows for a unique arrangement of greenery and the integration of the building into the landscape. Besides the typical recreational area, in the immediate vicinity of the building, there is a patch of private forest.
