COTTAGE HOUSE with garage
Cottage House is a compact home design with a total area of 200 m², created with 2+1 and 2+2 families in mind. It features a cottage style that works beautifully in both urban and rural settings, perfectly fitting into a serene, idyllic environment. The house can be built using either lightweight construction or traditional masonry techniques.
This unique project was developed in close collaboration with GENERO a company specializing in energy-efficient homes built with STEICO lightweight technology. Our goal was to create an interesting architectural design that would harmonize with both urban and rural surroundings. Additionally, a standout feature of this project is the construction timeline – by fully optimizing the work, the developer stage can be completed in less than six months from the building permit approval!
The entrance area includes a built-in wardrobe. The 55 m² living area is well-lit, and the partially covered terrace still allows plenty of natural light into the interiors. This space consists of a living room with a dining area (35 m²) and a kitchen with an island (20 m²). There is also a handy pantry directly adjacent to the kitchen. On the ground floor, we have planned a space for an office or an additional guest room of 16 m², as well as a convenient bathroom with a shower. In the option with a garage of nearly 25 m², the connection to the living area is designed through a mudroom (a utility room with a laundry). Above the garage, there is the possibility to create additional storage space, accessible via attic stairs.
The upper floor is reached via a beautifully lit staircase with winders. On the 66.5 m² usable area, we have designed a very comfortable master bedroom with a walk-in closet (which can be converted into a bathroom if desired) and two children’s bedrooms. Residents of this floor have access to a comfortable and fully equipped bathroom (shower, bathtub, sink, and toilet) with a window. An interesting feature is the additional large storage closet accessible from the hallway.



FINISHING MATERIALS
The Cottage House is designed from the outset to be constructed using STEICO lightweight technology, though it is also possible to build it using traditional masonry techniques with a double-layer wall.
The project is distinguished by the use of classic black roof tiles, complemented by dark plaster on the structure of the terrace roof. The overall design is completed with white, hand-formed clinker tiles paired with light mineral plaster featuring a fine grain texture. The Cottage House with a garage option is based on the timeless combination of black and white, which will appeal to the most discerning investors. We guarantee that this color combination will never go out of style. The contrasting colors add exceptional elegance to the building and make it a perfect fit for both urban plots and more remote locations.
For the surrounding landscape, we suggest rhododendron bushes in shades of pink and purple, along with an abundance of pampas grasses. The path leading to the building is an interesting design choice, laid with natural stone. The driveway, made of paving stones, ensures convenient use and easy maintenance. For the terrace, we selected concrete slabs on a bedding layer with dedicated steps, which help optimize costs and minimize the potential risk of cracks due to frost.
