VILLA ÉDEN
Villa Éden is a project inspired by the catalog villa Chic—your favorite design with a flat roof. We have introduced many optimizations here and slightly enlarged the overall structure. Additionally, a spacious SPA area, a home cinema, and an underground garage have been incorporated.
The thoughtful spatial arrangement of Villa Éden is characterized by the openness of the rooms and their functional connection. The entrance zone is separated by light partitioning in the form of sliding French doors with glazing. We slightly modified the stairs to the upper floor, introducing a landing and abandoning the arches that appeared in Villa Chic. Right at the entrance, there is a comfortable wardrobe and side access to the kitchen. Its size, along with the pantry, is a spacious 40 m². The kitchen accommodates a very large island and tall cabinets. We envisioned the option of additional closure of this area with French doors. In the dining room for 8-12 people, we introduced a glazed corner with HS windows, allowing the entire space to open up and easily extend the living area to the covered terrace. On one wall of the living room, there is an entertainment unit, and there is also space for a classic fireplace portal. The living room, covering over 40 m², is located in the central part of the structure.
Instead of a ground-floor garage, we arranged a comfortable SPA zone with a jacuzzi, sauna, shower, and loungers. We used folding windows here to connect this area with the external 5 x 12m pool in the summer. Additionally, a guest room, a bathroom with a shower, a guest toilet, and a utility laundry room near the SPA zone were designed on the ground floor. Next to the SPA, a separate staircase to the basement was provided, where, in addition to nine parking spaces for cars, space for bicycles, and a boiler room, there is also a home cinema. The relaxation area, covering 100 m², is very comfortable and is equipped with an additional kitchen with a bar area.
The upper floor of Villa Éden has an area of over 155 m², featuring three bedrooms, a full-size laundry room, and a common area with space for a mini-library. The main bedroom is located in the central part of the building, overlooking the garden and with access to the balcony. It includes a comfortable transitional wardrobe and a bathroom lounge, equipped with a freestanding bathtub, a walk-in shower, double sinks with a storage shelf, bidet, and WC. The bathroom lounge is 20 m², and the entire Master zone is planned for almost 70 m². Additionally, on this floor, we designed two bedrooms for children with bathrooms and a very spacious laundry room with ironing space and storage for bed linens and towels. There is the possibility of creating another independent bedroom with a bathroom at the expense of the space under the library.



FINISHING MATERIALS
The modern Villa Éden was designed using traditional masonry technology. It features a full basement constructed entirely in reinforced concrete technology. All the building’s ceilings were designed as poured, reinforced concrete. The insulation of the building is proposed with a 20 cm thick layer of styrofoam. Unlike mineral wool, this material allows for the application of a fine-grain plaster, which is almost entirely smooth.
On the building’s facade, you will find delicate decorative details made using lightweight technology. The key element of this project is the beautiful attic above the crown molding. A technical terrace was designed above the garage with the possibility of installing photovoltaic panels. Instead of typical railings, we repeated the attic in this area, securing the entire space. The entire building is kept in the color of pure white, contrasting only with the dark gray windows. To achieve a more modern character, we decided to completely abandon muntin’s and use minimalist, glass railings on the windows and balconies.
The material used to finish the entrance stairs and terrace is natural limestone, which works very well on flat surfaces, and its warm color perfectly complements the color scheme of the structure. The external terrace is divided into several zones: a lounging area, a dining area, and a pool area with space for sunbathing. The partial roofing is perfectly integrated into the building’s form, along with the glazed corner of the dining area.
The flat roof hidden behind the attic is invisible, so it can be covered with roofing felt or EPDM material. In the event of the need to adjust the roof pitch to zoning regulations or the decision of the local planning authority, there is the possibility of changing it within the range of 10 to 20 degrees, which will not affect the building’s aesthetics. The project includes hidden downspouts that do not distract attention from the facade.
The area around the building is incredibly vast, as the plot on which it will be built has over 2 hectares. We focused on key elements, such as a beautiful driveway with a tree alley and flowering shrubs near the building and the terrace. On the driveway, the investors opted for a roundabout, adding elegance to the structure and significantly facilitating communication. Around it, there is an envelope of low yews filled with classic hydrangeas. In the space in front of the building, we opted for two symmetrically placed planters and boxwood or yew balls, allowing for easy shaping. The remaining area is a lawn, the maintenance of which does not require a significant amount of work.
