RESIDENCE GEMME

Residence GEMME is an individual project inspired by our modern French-style residences. The challenge was posed by the local zoning plan regulations requiring a gabled roof and a ridge height of 9.5 meters, as well as the relatively narrow plot. Despite these restrictive parameters, they did not hinder us in creating an enchanting design.

In the initial concepts, we tested the option of a full-height attic. However, the restrictions imposed by the local zoning plan (MPZP) made it difficult to find a fully satisfying solution for our investors. Therefore, we had to remodel some basic assumptions to, despite the sloping roof, make the form resemble those known from our catalog. Several significant changes took place, and thus we managed to propose a very user-friendly space with a total area of 360 m².

In the entrance area, there is a designated vestibule, and it is from there, passing through the wardrobe, that we enter the mini gym (11.5 m²), a two-car garage with internal dimensions of 650 x 635 cm, and the boiler room. The entire daytime area is planned to be over 90 m². In the center, there is a dining room for 8 people, with the possibility of extending it to 12-14 seats and easy access to the outdoor terrace. In the left wing, there is a kitchen (26 m²) with a large island and its adjoining pantry (3.7 m²), partially arranged in the space under the stairs. In contrast, the opposite corner is a 43 m² living room open on two floors. Above the large TV wall, there is a visible mezzanine from the first floor. In addition, in the living room, you will find an American-style fireplace portal and a beautiful, glazed corner that allows the interior to blend seamlessly with the covered terrace when the HS-type windows are open.

On the ground floor, you will find a comfortable home office that can also serve as a spare guest room. It is located at the front and has very good lighting provided by a triple window. Throughout the building, there are plenty of arches, which greatly soften the interiors and allow for unusual arrangements. The staircase is very comfortable and well-lit, with a landing. There, you have space to display a chandelier and place 2-3 flower pots, which complement every interior perfectly.

On the 155 m² first floor, we arranged a comfortable master bedroom with its own bathroom and walk-in closet. The bathroom is equipped with both a bathtub and a walk-in shower, double sinks, a toilet, and a bidet, as well as a mini sauna. In addition, there are two children’s bedrooms, a convenient laundry room, a bathroom lounge, and an entertainment area. The playroom is located in the part above the garage. It is accessed through a wide corridor, located directly opposite the mezzanine of the living room. The room’s size is approximately 30 m², which can be arranged as needed for games and activities. We do not favor roof windows, so we used a large window here, which also serves as an exit to the hidden mini-terrace in the roof.


FINISHING MATERIALS

The Gemme residence project does not have a basement and has been designed using traditional masonry technology on a foundation slab, with a poured floor over the ground floor. The walls, 45 cm thick, consist of 25 cm ceramic block and 20 cm of styrofoam insulation. The entire building is equipped with underfloor heating powered by an air-to-air heat pump. Additionally, at the request of the investors, a wood-burning fireplace was included. Active air conditioning operates on a multi-split system, providing cooling in each room through wall-mounted units.

For the facade, we proposed a combination of two materials: tiles made from roughly hewn natural stone and light mineral plaster. The contrasting elements in the residence project are anthracite windows, main doors, and the garage door, as well as black ceramic roof tiles. Delicate decorative details appear in the form of a crown molding, window sills, and a plinth. Both at the main entrance and on the side elevation, we introduced slightly projecting elements that give the building a unique character. We wanted to avoid a canopy or balcony over the main entrance, so we opted for a small recess, which provides shelter from rain and perfectly complements this part of the facade. The side element serves as beautiful illumination for the stairwell.

The main lighting of the building is provided primarily by light fixtures that shine from below, emphasizing the most attractive parts of the building. They are complemented by modern sconces at the main entrance and on the terrace. All windows have classic Viennese-style muntins applied on both sides, along with dummy muntins between the panes. This element is essential for the overall aesthetics of the investment and the design concept.

The building will be surrounded by greenery, with one side adjacent to the forest. When designing the living room, we were keen to ensure an unobstructed view towards the forest, hence the decision to include a glazed corner. Despite the relatively narrow width of the plot, there is still some space for garden landscaping and flower planting. Additionally, in the visualizations, we proposed a small platform with a fire pit and comfortable chairs. In the final version, a permanent canopy will be added near the building, allowing the terrace to function as an extension of the living area.
