VILLA MAGIQUE

Villa Magique is a project that was created to meet the individual requirements of our Investors. The building, with a total area of 835m², has been designed over three levels. What distinctly sets it apart and serves as its strong feature is the exceptional symmetry and subtle classical details.

Villa Magique is a project that was developed in close collaboration with the Investors, who had very clearly defined goals and expectations. Symmetry and maximum openness of spaces were prioritized, along with specific room functionalities. The urban plot with gentle slopes and the provisions outlined in the Building Conditions Decision also played a significant role in shaping the final architectural direction. We extensively experimented with different color variations, considering white, light gray, and black window frames with a cream-toned plaster. Various types of window mullions and their arrangement were tested, especially since an initial plan involved a two-story open salon. The chosen version is captivating and highly elegant.

The building features a separate vestibule with French double doors that open into a magnificent foyer, hosting an impressive curved staircase. The staircase in Villa Magique serves as a focal point, resembling a beautiful sculpture that complements the entire interior. At the front of the structure, a guest room was designed, resembling a hotel suite, with its own bathroom and a spacious office measuring nearly 40m². The part facing the garden encompasses the entire living area, featuring a large kitchen, a central salon, and a dining room. A double-sided wood-burning fireplace is located in the salon’s bay window, with symmetrically arranged windows on its left and right sides, ensuring ample natural light. This floor also includes an additional guest bathroom and lateral access to the basement.

The entire upper floor is dedicated to the private zone, housing the Master Bedroom with its own dressing room and ensuite bathroom, as well as three children’s bedrooms, each with a dedicated dressing room and bathroom, equipped with a bathtub or shower according to preferences.

The basement, where the garage, utility rooms, and recreational area are situated, extends beyond the building’s footprint. The garage is accessible via a convenient and well-profiled ramp. Four independent parking spaces are available to residents. The basement includes a boiler room, essential technical and storage rooms, a convenient laundry, and a recreational zone. Spanning nearly 70m², this area features a home gym and a SPA zone with a sauna and a separate bathroom with a shower.


FINISHING MATERIALS

The elevation of Villa Magique embodies a classic form and complete symmetry, fulfilling our clients’ preferences. Black windows beautifully contrast with the light plaster on the facade, while simple railings serve as a beautiful complement to the overall design. Stone elements are incorporated in several areas, including stairs and terraces, window sills, the building’s plinth, and as cladding for an external fireplace located on the covered terrace.

All windows are designed with a top transom, which is essential at this height of glazing. We opted for classic Vienna muntins, applied bilaterally, with a dummy mullion and a warm frame. The hipped roof with a slope of 20 degrees is slightly set back and visually concealed behind a straight parapet, giving the structure a modern character.

The development will take place on an urban plot with a beautiful old stand of trees, which we endeavored to preserve to the fullest extent possible. Access to the building is proposed with concrete slabs, and the driveway, along with the ramp, is paved with cobblestones. In terms of greenery, we chose classic hydrangeas and low hedge forms.
