VILLA d’ARCADES

Villa d’Arcades was designed based on the villas Arabesque and Vogue, drawing inspiration from them. The building, with its classic hip roof, introduces a completely new dimension compared to our previous designs. A notable feature is the large, covered terrace with arcades, extending the recreational area.

One of the key elements of this project is the grand staircase and the living room, open to two floors with a stunning facade window. The axial placement of these areas allows for a unique interior arrangement, including the use of spectacular lighting.

The total ground floor area exceeds 400m², where we have managed to create a space that is functionally perfect. The entrance area is separated by a small vestibule with glass doors that slide into pockets. Just beyond is a two-story entrance hall and a classic staircase with a mezzanine overlooking the living room. This area also features a convenient cloakroom for outerwear, dedicated to the residents. The living room, open to two floors, is situated in the center of the building to emphasize the perfect symmetry of the structure. The living area consists of a 45m² living room combined with a 40m² dining room, and a 45m² kitchen with sliding doors. Adjacent to the kitchen, we have planned a 7m² pantry, which can also serve as an additional dirty kitchen if needed.

Additionally, the ground floor includes a home office, guest room, WC, and utility room. There is also a convenient laundry room with space for ironing and a laundry chute from the children’s bathroom. This room provides additional storage space for seasonal clothing, linens, and towels. The SPA wing features a Finnish sauna, jacuzzi, and a separate bathroom with a shower, serving residents using this section. There is also ample space for arranging fitness equipment and planning a home gym, with large windows and direct access to the terrace. From this section, you can access the covered terrace with arcades, where a summer kitchen and relaxation area are planned. The building includes an internal garage with three parking spaces, each with a separate garage door measuring 315 cm in width.

The first floor of Villa d’Arcades includes a very comfortable master bedroom with access to a balcony overlooking the terrace by the kitchen. The Master Bedroom features a bathroom with a freestanding bathtub, shower, double sinks, WC, and bidet, as well as a more than 30m² walk-in closet with an island in the center. The first floor also includes three children’s bedrooms and a convenient bathroom with a separate toilet. Additionally, from the common area, there is access to a large built-in wardrobe and a storage closet for a vacuum cleaner, mop, and other cleaning supplies.

FINISHING MATERIALS

Villa d’Arcades was designed using traditional masonry technology, with a two-layer wall consisting of a 25 cm thick ceramic block and 20 cm of polystyrene insulation. The foundation is planned to be set on strip footings, but it can also be successfully designed as a slab foundation. The facade will feature fine-grain mineral plaster and a decorative stone portal with an arched shape at the main entrance.

The contrasting color of the windows provides a counterpoint to the light facade and complements it perfectly. Additionally, the windows are designed with large Vienna-style muntins, which beautifully enhance the classic structure and harmonize well with the timeless stucco decorations. An ornamental highlight of this project is the elegant wrought-iron railing with an intricate pattern, found on the balcony attached to the master bedroom and in the tall windows on the upper floor as Juliet balconies.

The entire ground-level terrace is finished with stone-effect porcelain tiles. Near the SPA and fitness area, we have designed a covered relaxation spot. The arcades give the space a highly decorative, yet not overwhelming, character. This area includes a summer kitchen, a table with chairs, and a comfortable seating area. The second covered terrace, located by the kitchen, is more open and serves as a breakfast area. It is well-connected to the dining and kitchen areas, making it an ideal spot for enjoying breakfast outdoors.
